ANALYSIS OF FOREIGN REAL ESTATE INVESTORS IN SPAIN

Analysis of foreign real estate investors on the Costa Blanca, Costa Cálida and Costa del Sol

Based on reliable Spanish economic sources (such as El Economista, Cinco Días and Expansión), only limited but valuable information is available about investors by nationality and region. Exact figures per year and region are lacking, but trends are clear.


Non-European investors
In 2024, Americans and investors from the Middle East flocked to the Costa del Sol, with growth of +34% compared to previous years. This group invested a total of more than €3.2 billion in luxury real estate. Spanish investors such as Rafa Nadal and Abel Matutes also invested more than €200 million in Marbella and Estepona.

Non-European buyers accounted for around 27,000 transactions in Spain, mainly around Málaga and Alicante.


European investors
British, German and Swedish buyers remained dominant in 2023, especially in Málaga.

Dutch buyers tripled their purchases in 2024 compared to 2022.

In Málaga, 33% of home sales were to foreigners: 16% British, 12% Swedish, 8% Dutch, followed by Germans, Belgians and French.

Poles and Eastern Europeans also saw strong growth figures.
