MALAGA LUXURY CAPITAL OF SPAIN
21st March 2025Málaga: luxury property capital of Spain
Málaga has become the province with the largest selection of luxury properties in Spain, accounting for 30% of all properties over 2.5 million euros. A flat was recently sold in Málaga for 3.5 million euros, further putting the city on the map as a top destination for exclusive real estate.
Málaga leads the Spanish luxury market with 30%, followed by Mallorca (27%), Madrid (9%) and Barcelona (7%). Other popular regions such as Ibiza, Alicante and Tenerife lag far behind.
The appeal of Málaga, with its warm climate, beaches and vibrant culture, is attracting more and more international buyers. With limited new construction, prices are rising rapidly, with an average increase of 5% in the first half of 2024.
Second homes and international buyers
More than half (57%) of luxury purchases in Málaga are for second homes, while 29% of buyers will live there permanently. Most buyers (64%) are from the EU, followed by North America (21%).
Málaga Towers consists of three 21-storey residential towers with exclusive amenities and flats of up to €3.5 million. With a total investment of €150 million, it is one of the most prestigious projects on the Costa del Sol.
Málaga continues to grow as a luxury real estate destination, but a lack of new construction may eventually slow this advance.
