New rules tourist rental in Spain: What will change?

From 2 January 2025, Spain will introduce a mandatory central registration system for short-term rentals. Landlords of holiday homes, rooms and temporary accommodation will have to apply for a registration number and make it visible on platforms such as Airbnb. These platforms are obliged to verify and visibly display the number.

The system, based on European directives, should bring more transparency and control to the rental sector. Full implementation will start on 1 July 2025. Until then, existing sanction rules will remain in place for violations. With this, Spain is leading the way in the EU with a standardised registration system for tourist rentals.
