TAX RELIEF IN VALENCIA: REDUCTIONS IN ITP AND AJD AS A CATALYST FOR THE HOUSING SECTOR
Since this spring, a new wind has been blowing through the tax system of the Valencian Community, making the purchase of a home a lot more attractive.
The most significant change can be found in the property transfer tax, the so-called ITP. Previously, it was simple: you paid a standard 10% tax on the purchase price of an existing property. Since June 1, 2026, this general rate has been reduced to 9% for homes with a value of up to one million euros. Although one percent may seem like little, in real estate we are talking about thousands of euros that you can now keep in your pocket or spend on furnishing your new Spanish home. Only for the true top segment—homes over one million euros—does the rate remain at 11%.
It is not only those buying an existing home who benefit from the new rules. There is also a small windfall for new-build properties. Although you pay 10% VAT there, the stamp duty (AJD) has been reduced from 1.5% to 1.4%. It is a subtle difference, but it contributes to the region's broader goal of stimulating the real estate market.
What makes the Valencia region truly special are the social discounts that remain firmly in place in 2026. For specific groups, the tax drops far below that 9%. Are you under 35 and buying your first home? Then, under certain conditions, you can count on a rate of just 6%. For large families or people with disabilities, this can even drop to 3% or 4%. It is definitely worth examining your personal situation closely.
However, it is crucial to keep an eye on the calendar. Since we are now in May 2026, you are exactly at the tipping point. The new, lower rates are strictly linked to the date you sign the official deed at the notary. If this happens on or after June 1, you will enjoy the lower rate. If it happens this month, the purchase falls under the old 10% rules.
In short, the Valencia region is fully committed to a more accessible housing market. Whether you dream of an apartment on the Alicante coast or a townhouse in the interior of Castellón, the fiscal threshold has become just that little bit lower this summer.
