One of the most frequently asked questions is whether you are required to open a Spanish bank account. Thanks to extensive digitalization and modern European legislation, things are fortunately not as bad as they used to be. However, where you come from in the world plays the decisive role in this matter. For European buyers, a Spanish bank account is in principle no longer strictly necessary, whereas for buyers from other continents, it remains an absolute, legal requirement. Buyers from Europe
Buying with your own foreign account is possible For buyers purchasing a property from within the European Union (such as Belgium or the Netherlands) or another SEPA country (such as Switzerland, the United Kingdom, or Norway), a Spanish bank account is in principle no longer needed. Thanks to European SEPA regulations, refusing a European bank account number, also known as IBAN discrimination, is legally prohibited. On the Spanish Costas, such as the Costa del Sol (Málaga region), the Costa Blanca (Alicante region), and the Costa Cálida (Murcia region), the most important authorities now work with very modern, digitalized systems. This allows you to use your own foreign bank account without any problems for: Annual property tax (IBI) and garbage collection fees: Gestrisam (Málaga region), Suma (Alicante region), as well as the ATRM (Murcia region) all accept your foreign IBAN for direct debits (domiciliaciones). In Murcia, you only need to provide the SWIFT/BIC code of your own bank. Non-resident tax (IRNR): The Spanish national tax authority (Agencia Tributaria) effortlessly collects this annual tax for non-residents from your own European account. Payment at the notary: Although the traditional Spanish bank check still exists, payment of the purchase price at the notary can nowadays also be fulfilled via a direct, real-time European bank transfer (SCT Inst) from your own trusted bank.
The exception
Older systems Although the vast majority is fully digitalized, in practice it can happen that some local authorities or smaller private parties, such as a specific community administrator (Administrador de Fincas) of an urbanisation, a smaller water company, or a local insurer, still work with older software systems. These systems sometimes falter when registering a non-Spanish IBAN number.
Buyers from outside Europe
Asia, North America, South America, Russia, Africa, Australia, and Antarctica Are you a buyer bringing in capital from another continent? Whether it concerns Asia (such as China or the UAE), North America (United States or Canada), South America (such as Brazil or Argentina), Africa (such as Morocco or South Africa), Russia, or Australia/Oceania? Then a Spanish bank account is an absolute and 100% hard necessity from day one. The flexible European SEPA rules do not apply to these continents, which means the situation is substantially different: No direct debits possible: Spanish utility companies and tax authorities cannot technically perform direct debits on bank accounts outside Europe (such as a bank in New York, Sydney, or Tokyo). Without a Spanish account, your fixed costs cannot be debited. Strict money laundering controls (Anti-Money Laundering): Spain applies extremely strict legislation regarding money laundering for transactions coming from outside the European Union. A Spanish bank is the legally required intermediary that must thoroughly check and certify the origin of your wealth before the Spanish notary is allowed to sign the title deed. Exchange rates: Opening a Spanish euro account is essential for these continents to convert foreign currencies (such as US dollars or yen) into euros in a timely and secure manner, thereby preventing major delays or failed payments during the transfer.
