GREAT NEWS: Andalusia Lowering Property Transfer Tax Again! 🇪🇸 (2027–2030 Rules)
Are you dreaming of a home in sunny Andalusia? Then there is great news, as the government is reducing the transfer tax on resale properties even further!
Before April 2021, the system was quite steep: you paid a progressive rate of 8%, 9%, and even 10%, depending on the price of the house. In April 2021, the government scrapped all those brackets, replacing them with a single flat rate of 7%.
Today it is September 2026, and that 7% rate is still in effect. But starting next year, things get even better: from 2027 onwards, the rate will drop step by step by 0.25% each year, eventually reaching 6% in 2030.
What does that mean for your wallet in practice? If you buy a €500,000 villa:
Before 2021 (8% on the first €400,000 + 9% on the rest) = €41,000 tax
Today (September 2026) (flat rate of 7%) = €35,000 tax
In 2027 (rate of 6.75%) = €33,750 tax
In 2030 (final rate of 6%) = €30,000 tax
