Here are the 10 steps to buying a property in Spain:

 

1. Check the title deed via Nota Simple to verify the owner and any debts.

2. Research development plans in the area through the municipality.

3. Conduct a technical inspection of the property to know its condition.

4. Sign a private purchase agreement with the seller.

5. Arrange financing and have an official valuation of the property carried out.

6. Obtain a Spanish Tax Number (NIE) for tax transactions.

7. Prepare the payment and open a Spanish bank account if necessary.

8. Complete the purchase deed at the notary, paying attention to mortgage procedures.

9. Register the purchase with the land registry and pay taxes within 30 days.

10. Place utility contracts in your name and arrange any further services.
